Check Your Funding
The federal government and the state of Brandenburg support new construction, purchase and renovation with grants and low-interest loans. Which programs apply depends on the project, the building and often the household income.
In an initial consultation we check which funding is available for your project and plan the work so that the technical requirements of the programs are met.
The essentials first
- Funding applications almost always have to be submitted before construction starts or contracts are signed.
- The same measure can only be funded once: KfW loans, BAFA grants and the tax bonus are mutually exclusive.
- Many programs require a certified energy efficiency expert. We coordinate this with our partners.
- Funding budgets are capped and were cut significantly in 2026. Applying early pays off.
New Construction
Climate-Friendly New Construction (KfW 297/298)
- Low-interest loan of up to €100,000 per residential unit, up to €150,000 with QNG certification
- Requirement: Efficiency House 40 with life-cycle carbon assessment
Home Ownership for Families (KfW 300)
- Loan of €170,000 to €270,000, depending on number of children and sustainability class
- For families with a minor child and a maximum taxable household income of €90,000, plus €10,000 per additional child
- New construction or first purchase as Efficiency House 40 with QNG, owner-occupied
State of Brandenburg (ILB)
Home Ownership Brandenburg (New Construction & Purchase)
- €10,000 grant plus an interest-free loan of up to €230,000
- Child bonus: an additional €10,000 per child
- For new construction, purchase and conversion of owner-occupied homes in Brandenburg
Modernization & Maintenance (ILB)
- €10,000 grant plus an interest-free loan of up to €230,000, plus €20,000 additional loan when buying and modernizing existing property
- For owner-occupied buildings constructed before October 2009, with costs of at least €500 per m² of living space
Renovation & Existing Buildings
BEG Residential Building Loan (KfW 261)
- Loan of up to €150,000 per residential unit with a 5 to 45% repayment subsidy
- For complete renovations to Efficiency House standard, energy efficiency expert required
Heating Grant (KfW 458)
- 30 to 70% grant for replacing fossil heating systems with a heat pump, biomass or district heating connection
- Until July 20, 2026 a maximum grant of €21,000 for a single-family home, with decreasing caps afterwards
- Application must be submitted before commissioning the contractor
Young Buys Old (KfW 308)
- Low-interest loan for families buying and renovating an older building, up to €180,000 from August 2026
- Renovation to Efficiency House 85 EE within 54 months, income limits as for KfW 300
Age-Appropriate Conversion (KfW 159)
- Loan of up to €50,000 per residential unit for barrier reduction and burglary protection
- No proof of age required, also available to tenants
Grants & Tax Bonus
BEG Individual Measures (BAFA)
- 15% grant for insulation, windows and exterior doors, 20% with an individual renovation roadmap
- Eligible costs of up to €30,000 per residential unit and year, up to €60,000 with a renovation roadmap
Tax Bonus for Energy-Efficient Renovation (§ 35c EStG)
- 20% of renovation costs deductible from income tax, up to €40,000 per property, spread over 3 years
- For owner-occupied buildings older than 10 years; cannot be combined with KfW or BAFA funding for the same measure
Commercial & Business
Climate-Friendly New Construction, Non-Residential (KfW 299)
- Low-interest loan of up to €1,500 per m² of net floor area (max. €7.5 million), up to €2,000 per m² with QNG certification (max. €10 million)
- For companies and self-employed clients constructing or first-purchasing commercial buildings
BEG Non-Residential Building Loan (KfW 263)
- Loan of up to €2,000 per m² of net floor area (max. €10 million) for energy-efficient renovation to Efficiency Building standard
- Repayment subsidy of 10 to 35%, plus 5 points for EE/NH class and 10 points for worst-performing buildings
- Energy efficiency expert required
BEG Individual Measures, Non-Residential (BAFA)
- 15% grant for insulation, windows, building systems and heating optimization in existing buildings
- Eligible costs of up to €500 per m² of net floor area, application before project start
GRW-G Commercial Investments (ILB)
- Investment grant for business premises in Brandenburg, from €100,000 of eligible investment
- Grant rates of up to 20% depending on funding area and company size, up to 45% for transformation investments
- Directive runs until December 31, 2026; verify the funding-area status of your location in advance
Brandenburg Loan for SMEs (ILB)
- Low-interest loan for commercial investments including construction, with an additional ILB discount of up to 0.20 percentage points
- For majority privately owned companies with group revenue of up to €500 million
